It's still way too premature to show pictures of the rooms. It seems like most of our time is spent emptying boxes and trying to figure out where to put things! :)<br />

One thing that we have learned is the value of good shelving. We have pretty much redone every closet with help from our friends at the Container Store. The owners closet is my favorite, but the pantry is a close second! The Ryan pantry consisted of four shelves with lots of wasted space. We managed to get seven shelves in the same space! The shelves don't buckle under the weight of canned goods and they are all lined to prevent items from falling through. Before and after pics are below. <br />

I hope to get blogging soon with more details on the 30 day walk through, the things we wish we had thought of earlier in the process, etc. It's too much to share from the tiny phone keypad. ;)<br />

When my husband contacted NVR to inquire about closing early, he was pretty much given the brush-off. In fact, for the last few days NVR has been telling him that our loan was still in underwriting. We suspected that was a stall tactic for a couple of reasons. First, it came out of underwriting last week with one condition that was resolved within a few hours. I highly doubt they started the process all over again. The second indication that it wasn't in underwriting was that the settlement office had contacted our realtor to get information for the HUD-1 on Tuesday. I am not sure what NVR would gain by holding out on us, but that's what appeared to be going on.<br />
<br />
The settlement company contacted my husband today about something. He mentioned his frustration about not being able to close sooner. She put him on hold and within a few minutes...voila! She had moved up our closing date by two days. She is the one that has to change the dates on the documentation, so again I ask--what did NVR have to gain? We can only wonder what would have happened if we had heard from the settlement company sooner. I bet they could have squeezed us in even sooner. We are very thankful for the extra couple of days we got, though! If you have questions about your settlement date, you can contact NVR, but don't forget to call NVR settlement services too.<br />
<br />
The lighting in the dining room and foyer has been corrected and looks MUCH better. Now, I just need to get in there and replace those darn CFLs. I get it they are "green," but they also put out green light. It makes the granite look icky. Here are some pics of that and a couple of other finished-room pics. Guess we should get going on packing the rest of our stuff! :)<br />

Wow...so glad you built in that cushion for the VA appraisal, NVR! I read another blogger's comments about how dealing with this type of thing has lessened her excitement about the house. I'm with you on that one!<br />

I guess this will give us time to pack our remaining items and RH time to get the right lights hung in the house. Oh, and a word of advice if you have a white vanity top--look closely for scratches. We have been in that house numerous times with a fine-tooth comb and didn't notice the massive amount of significant scratches on it until last week. Same goes for the cabinets. Look closely for touch-up attempts gone wrong.<br />

I know that we should appreciate the opportunity for more time to pack...but that doesn't seem nearly as fun as using the time to unpack in the new house :)<br />

I guess that's because we will still have 23 days to wait for closing after the walkthrough. Also, I'm tired of looking for (and finding) things that are wrong with the house. Overall, the house is in great shape. Looking for things wrong takes some of the fun out of it.<br />

<li><strong>The Broan range hood is staying.</strong> Apparently, the GE Profile hood doesn't meet the Energy Star 3.0 standards. The Broan is quiet and has nice lights, but there is a gap between the bottom of the cabinet and the hood. I'm not impressed. It's not like they compensated for the lack of matching appliance by upgrading the hood, either. It's around the same price as the Profile hood. Lesson learned: Ryan Homes will substitute as needed, regardless of what you picked out. I guess I should be happy that it's not one of those 1985 rectangular jobs.</li>

<strong>The foyer and dining room lights are still not right.</strong> I have no idea where the correct dining room light is. I sure hope to see it when I walk in on Wednesday. The foyer light is still hanging from a chain too. Apparently the electrician can't figure out that it can be hung either way (semi flush or by chain), so he just shortened the chain. I'm not sure that will be fixed by Wednesday either.</div>

Depending on when the underwriting department gives NVRM the clear to close, we may be able to get our settlement date moved up. There were also a couple of things we weren't too happy about (in addition to unflushed pee in our toilet and chewing tobacco spit in the sink). If you've read my blog, you might remember the question about that pesky Broan range hood in the garage. When our appliances arrived, I figured the hood was for someone else since our GE Profile hood had been delivered. Not so much. Our GE Profile hood is nowhere in sight and the Broan is plugged in, but not yet hung. I'm not trying to be too picky, but we paid for the package with MATCHING appliances--including the GE range hood. All stainless isn't created equally and there is a slight difference between the Broan and the GE stainless color. Also, the GE profile hood doesn't have any buttons on the front. While neither are all that attractive, at least the GE has clean lines. Here's the Broan:</div>

We talked to our SR and tried to reason through this. Maybe they chose this one because of the new outdoor venting requirements and the issue with this vent coming into the top of the hood vice the back. My response was to find a GE profile hood that would fit the situation. We'll see what happens. </div>

I also questioned why our dining room light is the same as the one in the foyer, which is definitely not right. The SR said he's pretty sure that was done to pass an inspection and that it's only temporary. This is probably why they lock people out during this stage. :) </div>

RH installed the towel bar above the tub on the same wall as the vanity. That seems kind of far away...what's your solution?<br />

The cleaners did a ton of work in there and it's starting to look ready to move into. We were only able to see half of the house though...the stairs had been polyurethaned and were still tacky. We were trying to figure out a way around it, but no luck. Bummer! I have to wait at least another day or two to see the carpet without plastic. <br />

However, after looking at everything again in person, we decided to keep what we paid for. The upgraded hallway lights come with three bulbs in each fixture instead of two, so that's a plus. I think the reason I was a little thrown off by the semi-flush mount upstairs is because we've never had those before--we've always had the flush mount "boob" lights. If we get sick of them, we can always swap them out at a later date. <br />

Also, we figured out why our foyer light was hanging by a chain instead of the semi-flush mount. The light can be hung either way and the electrician decided to hang it with the chain. I understand why. If we had wanted it with the chain and he'd already shortened the cord, he wouldn't have been able to undo it. It was the first night since groundbreaking two months ago that we did not have to bring flashlights to see what was going on. So much has happened over the last few days. We have a driveway, the stove and microwave are in, most of the lights are in, and Guardian was there finishing up their wiring. The outlets, towel bars, and closet shelving are in, and the tile is finished in the hall bath. Next up is flooring--can't wait to see that! Oh, and our rangehood arrived too. Apparently the Broan in the garage is for someone else after all. <br />

So, now I have some questions about our light fixtures. When we were going over options for the house with our SR, he asked us if we wanted the light fixtures throughout the house to be oil rubbed bronze (ORB) and we said yes. He said in order to get ORB like what the model has, we needed to upgrade to Light Package "B." So, today when I saw our lights, I was a little confused. First, I think I've only seen these particular ORB lights in a couple of other blogs (at most). A lot of you have ORB fixtures and they look just like what is in the model. Did you pay extra for your ORB fixtures? Or did you just choose between brushed nickel and ORB and that was that?<br />

Let's start with the hallways. My understanding is that most homes (without a two-story foyer) come with a semi-flush mount in the foyer and what we affectionately call "boob" lights in the upstairs hallway and mudroom. Check out our "upgrade" in the foyer. What's up with that chain?<br />

I like the upgraded lights in the bathrooms, but based on all of our other "upgraded" lights, I think we could have lived with standard ORB all around. The tile in the master bath has been grouted and the durango shelves were moved. I'm really happy with how it turned out. In the hall bath, they removed the white tile floor and prepped for the new tile. The shower has been grouted. Everything is looking really nice! </div>

Here's what we agreed to do:<br />
<ul>
<li>For the hall bath, leave the tub surround as-is with the white 6" tile, but upgrade the floor tile to the same as the owner's bath (level C) at no extra charge and put it on the diagonal. This way, they save the labor and destruction of removing the shower tiles and we get a nicer floor.</li>
<li>For the owner's bath, move the durango shelves to where we wanted them. Leave the floor tiles as-is instead of ripping them out and putting them on the diagonal. This will avoid destruction of the subfloor and a bunch of added labor. Because we compromised on this, they will also seal all of the grout in the showers and floors free of charge and guarantee the sealant for 15 years.</li>
</ul>
While I'm a little disappointed at not having my diagonal tiles in the owner's bath, I think that overall this worked out well. I was content with our choice of 6" almond tile in the hall bath, but it will look <em>so</em> much nicer with the upgraded tile. We also don't have to worry about sealing the grout ourselves. ;)<br />

I quickly made my way to the owner's bath, hoping that all would be right. Not so much. The color was right, but the floor tile was not on the diagonal. Then I looked over at the shower and saw the durango shelves were on opposite sides. We told the rep that we wanted them stacked, if you will. However, even if that didn't get translated, why would the installer do this? I'm interested to hear opinions on the shelf placement. I want them on the same wall...like most people have them.<br />

I'm trying to remain calm because these things are fixable, right? Then I looked over at the tub again. Hmmm...that tile above the tub looks a little off--it's slanted. We grabbed the level and discovered that it's not the tile that's slanted, it's the window over the tub! This is the same crooked window that I had pointed out to the PM at the pre-drywall meeting. It was not fixed and now that part of the bathroom looks like a fun house. Admittedly, I am on the picky side about symmetry, but this is beyond obvious. I can't walk in there everyday and look at that. It will drive me insane. So, I'm not sure how they'll fix that problem, but something needs to be done. Also, upon closer inspection, we noticed that the tub itself is slanted, which makes the tile on the front of the tub look uneven. Good grief! </div>

UPDATE: I need to clarify so people don't think that this tile craziness happened out of nowhere. We had put in a change request for all of the items mentioned (almond tile in hall bath, all floor tile on the diagonal) and it was approved. For some reason, there was a mix-up and the flooring company followed our original order and not the change request. The flooring company did what any reputable company would do--they worked with us to make it right. It's all fixed!</div>

We were initially told that our final walkthrough would happen on January 30th, which means closing would happen around the first week of February--or so we thought. We got the word on Friday that our closing is scheduled for February 22nd...almost three weeks later than we have thought all along!! <br />

Here's what happened...the VA appraiser can't come to the house until it is 95% complete. For us, that day is January 24th. After they come to the house, they have 10 business days to complete the appraisal report. Doing the math, that would be February 7th. So, there's a chance we could close sooner than the 22nd, but NVR is adding cushion in the event of a delay with the VA. I guess they have gotten burned before. <br />
<br />
So, let that be a lesson to VA loan users. Our total time from groundbreaking to this estimated, delayed closing date is <strong>108 days</strong>! It's going to be hard to watch our completed house sit empty for three weeks.<br />

In good news, the first coat of real paint went on yesterday. In the past two days, the trim, cabinets, bathroom vanities, and railings have been installed. The porch columns are in and they are a huge improvement over the 2x4s or whatever was holding up the porch. :)<br />

Somehow our garage door managed to get severely dented in the last couple of days. It won't even close now. I suppose it's nothing that can't be fixed or replaced. Another slight disappointment was seeing that they went ahead and drilled the holes for the drawer pulls. We had asked for them to do the knobs on the cabinet doors, but not the drawers. We wanted to install our own cup pulls. I think a cup pull would cover the existing single hole, but who wants that many holes in the drawer? I think we'll just stick with the knobs for a while. Overall, we are SUPER excited about the progress and can't wait to see more!<br />

They are now offering the cottage elevations in the neighborhood. On some models, they don't even offer Elevations A-C anymore. I have to admit, I am a little jealous. Although, I'm not sure how much these elevations will add to the already-increased base prices of the homes. Oh well...you know what's great about our elevation C? It's almost DONE! :)<br />

We were happy to see that work was done on the house between Sunday and Christmas. The walls got their first coat of paint and we may even get the cabinets installed before the week is over! While inspecting the boxes of goodies that had been delivered, I saw this Broan range hood:<br />

Hmmm...that is not the range hood that we ordered as part of our appliance package. This is the only appliance that is here, so maybe it belongs to someone else's house. We ordered the GE Profile stainless appliance package. In our community, it was called the Premier IV. The range hood is supposed to be a GE Profile. Hopefully this is a mistake or it's just being stored here temporarily. </div>
